How can you tell your floor needs leveling?

Most of these show up right when you're planning new flooring, and they're far easier to fix on bare concrete than under a floor you just paid for.

  1. Low spots you can feel

A ball rolls to one corner, or you feel a dip underfoot. That's usually an uneven slab, and new flooring laid over it tends to follow the dip.

  2. Tile cracking over a ridge

A row of cracked tiles often sits over a high spot or a crack in the slab below. Replacing tile without fixing that usually means cracking it again.

  3. Plank floors gapping or clicking

Vinyl or laminate planks that click, bounce or pull apart are often riding over humps. The locking edges wear out the longer the floor flexes.

  4. Dark glue under old flooring

Pull up old carpet or tile and you may find dark, sticky glue. It has to be dealt with before a new layer goes down, so it changes the plan.

  5. Cracks running across the slab

Long cracks or wide joints in bare concrete are worth a close look before any new floor goes on, because some keep moving and some don't.

  6. Rooms at different heights

A lip at a doorway you keep catching your toe on often means the slab or old layers sit at different heights. It's easier to fix before new flooring goes in.

How we handle self-leveling concrete and overlays

Self-leveling concrete is a layer we pour over the concrete floor inside your Oakley home, so your new tile, vinyl or other flooring has a flat base to go on. I check the slab's cracks and joints first, because ones that move can carry right up through the new layer and crack the floor on top. If there's old floor glue, we get it tested before it comes up, since the maker's guide says old cutback glue should be tested for asbestos and not sanded if it has it. We moisture-test the concrete too, because that result decides which underlayment goes down, and then we prep the surface and pour. The price moves with the size of the room, how far off level it is and how much repair, testing or removal comes first, and the schedule mostly turns on those test results and when your house can hold the right temperature, so your written estimate lays out each step for your floor.

Leveling is often one part of a bigger floor job. If tile, carpet glue or an old coating has to come off first, that's our concrete floor stripping and removal work, and when high spots need taking down we handle that with concrete grinding and surface preparation before the pour. When the concrete you want fixed is outside around the pool, that's a job for pool deck coatings and resurfacing, not a self-leveling layer.

What happens after you call about leveling a floor in Oakley?

Here's how a leveling job runs at your house, from the first call to the finished floor, so you know what's next at each point.

  2. Get a written estimate

I measure the floor and send a written estimate that lays out each step, including any crack repair, glue testing or old flooring removal.

  3. We prep and pour

Once you say yes, I lay out the steps so you can see them, then we prep the concrete properly and pour the leveling layer.

  4. Walk the floor together

We clean up and walk the finished floor with you, then go over what's next before your final flooring goes in.

Questions about leveling a floor

These are the questions I hear most about self-leveling in Oakley. If your floor has something these don't cover, call or send a message and I'll talk it through with you.

How much does self-leveling concrete cost per square foot in Oakley?

Across the US, leveling a concrete floor with self-leveling compound usually runs about $4.50 to $7 per square foot installed. That's a national figure, not our price, and your floor depends on how far off level it is and what has to be repaired or removed first. Your written estimate gives you the figure for your room.

Can self-leveling concrete go on my patio or an outside slab?

No, one maker's guide says self-leveling underlayment is for interior use only, which is how we use it. Outdoor concrete calls for a different plan, so tell me what's going on outside and we'll talk through what fits.

Do I need a permit to level a floor in Oakley?

That isn't settled for leveling work, so we check before anything starts. The City of Oakley issues building permits for most construction, and its list of work that doesn't need one names tiling and carpeting but not self-leveling floors, so the city's advice is to ask its Building Division before you begin. In Oakley a permit goes only to the owner, an agent the owner authorizes or a contractor licensed by the state board, so when one's needed we can pull it as your licensed contractor or help you apply yourself.

What license should a contractor have to level a concrete floor in California?

The state licensing board licenses concrete contractors, who finish flat concrete, and flooring contractors, who prepare surfaces for flooring. Before you hire anyone, ask which of those licenses they hold.

How long does self-leveling concrete take before I can walk on it?

The maker's guide says to stay off the new surface for at least 2 to 3 hours, depending on temperature and humidity. That's only the first wait, because the same guide says to keep traffic, dirt and dust off it until it's fully cured and your final flooring is in, and we'll tell you when that is for your floor.

How do I get my house ready for a self-leveling floor?

Plan for days when the house can stay between 50°F and 95°F, because the maker's guide asks for floor and room temperatures in that range before the pour and for at least 72 hours after. The guide also says to keep doors and windows closed and heating and cooling off during the pour and until it cures, so drafts stay out, and we'll go over the timing with you when we schedule.
